How escrow works on Rurblist
Buying property should not require trusting a stranger with your money. On Rurblist, funds for a transaction are held by an independent trustee until the property has been verified.

Escrow backed by FCMB Trustees
Rurblist does not hold your money. Payments sit with FCMB Trustees, who release them only when the agreed conditions of the transaction are met. That keeps the party verifying the deal separate from the party holding the funds.
The three stages

You pay into escrow
Instead of paying a seller or agent directly, your payment for the transaction goes into escrow held by FCMB Trustees.

We verify the property
Our team runs ownership and title checks — documents, land registry records, survey/charting where applicable, and any encumbrances or competing interests.

Funds are released
Money reaches the seller only after verification is complete and you confirm you are satisfied, or the review window expires. If verification fails or the property turns out to be fraudulent, your funds are refunded, less applicable service charges.
What it costs to protect your transaction
Your transaction protection fee is a single charge based on the property value. It covers escrow through FCMB Trustees, title verification, legal due diligence, and controlled release of funds. Any applicable agency fee is shown separately.
